Retaining Walls in Dalyellup
A village in the forest
Dalyellup was established in 1999, when the Department of Housing and Works joined Satterley Property Group to develop the Dalyellup Beach Estate, a master-planned community expected to yield 3,000 lots by 2012. It was promoted as a village in the forest by the sea.
Tuart forest and dunes
About 100 hectares of tuart forest became the Usher-Dalyellup Regional Park in 2003, and about 120 hectares of dunes and foreshore lie to the south. Sandy or dune ground is looser than clay. Ask a builder what testing they would do before choosing footings, and how they would keep loose soil behind the wall.
Opened in 2007
An interpretive walkway through the forest to Ocean Drive in Usher was opened on 8 October 2007 by the Minister for the South West. Owners near the park may share a boundary with public land. Ask the builder whether any of the wall would sit on it, and ask the shire where your boundary lies.
Shops, schools and growth
A small shopping centre served residents until a larger one opened in 2015, because the population was rising quickly. Dalyellup Primary opened in 2001 with 91 students inside the shopping centre, and Dalyellup College and Tuart Forest Primary followed. A young suburb has many fresh lots, so ask the builder how levels were set.
Boundary consent
The City of Bunbury lists a form called BA20, for notice and request for consent to encroach or adversely affect. Dalyellup lies in the Shire of Capel, so ask the shire for its own forms. The City of South Perth says a wall may cross a boundary only with written agreement from the neighbours. Ask who talks to yours.
Bethanie and community
Bethanie Dalyellup is a 106-room aged care and community housing project that was officially opened on 10 October 2011. A busy community means many neighbours close by. Ask a builder about noise, hours and dust, and ask how they would tidy the site and reinstate paving or lawn at the end of each day.
The bus to town
Route 843 runs from Bunbury's central bus station to the end of Norton Promenade on the coast, in about 35 minutes. If your block is hard to reach, ask the builder how materials will arrive. Ask whether they can use a machine or must carry blocks by hand, since the guide counts hand access as extra labour.
Prices and the worked example
The national guide works through a 12 metre long, 1 metre high concrete sleeper wall at about $8,300, split into sleepers and posts, footings, drainage and labour, about $690 a square metre. Treat it as a check on how a quote is split, not a budget. Ask each builder to itemise yours the same way.
